Seth Denison is the managing Principal of BV REALTY. Mr. Denison has spent the last five years as a Managing Director for Hart Advisors Group, LLC, a commercial real estate consulting firm with offices in Miami, Charlotte, Dallas and Los Angles.  During Mr. Denison’s tenure at Hart, the firm was responsible for:

 

>Restructuring approximately Three Billion Dollars ($3,000,000,000) of CMBS loans;
>Facilitating the assumption of approximately One Billion Five Hundred Million Dollars ($1,500,000,000) of commercial real estate debt;
>Structuring nearly Four Hundred Fifty Million Dollars ($450,000,000) of commercial real estate debt and equity financing.

 

As a Managing Director, Mr. Denison’s responsibilities included managing a team of business development professionals and support staff, including analysts, underwriters, researchers and administrative staff, across all of the offices of Hart Advisors Group. Mr. Denison was part of the executive team at Hart that determined corporate strategy and policy, and assisted the firm in growing revenue more than 300%.

 

Prior to his employment at Hart, Mr. Denison practiced law in South Florida, with a focus on tax law, corporate finance, and commercial real estate finance.  From 2009 to 2010, Mr. Denison worked in the enforcement division of the Securities and Exchange Commission.  From 2011 to 2013 he served as a Director for Absolut Financial Resources, LLC, where he dealt with debt and equity placement, real estate development, note and asset acquisitions and dispositions, and financial underwriting. He simultaneously worked as a lawyer at The Gurian Law Group, a highly regarded tax and transactional law firm in South Florida. In this role, Mr. Denison focused on corporate and loan structures.

 

Mr. Denison received Bachelor of Arts and Master of Arts degrees from the University of Florida in 2006 and a law degree from Florida International University in 2010.  Mr. Denison serves on the board of directors for Friends of the March of the Living, a civic group dedicated to educating teenagers about the Holocaust, and on the advisory board for IBS Real Estate Investment Co., a commercial real estate fund that focuses on the acquisition of large multi-family apartment buildings. From 2012 to 2014 Mr. Denison served as the treasurer for the Florida International University Law School Alumni Board. Mr. Denison is an active member of the Florida Bar, the Urban Land Institute, the International Council of Shopping Centers, the National Association of Industrial and Office Properties and several local chambers of commerce. He is a regular speaker at industry conferences and panels.

Peter Zalewski is the Director of Acquisitions and a Principal of BV REALTY. Mr. Zalewski formed Condo Vultures® LLC in 2006, and has spent more than a decade ingratiated in residential condo development in South Florida. Condo Vultures® is a real estate consultancy firm, with a sister brokerage, called Condo Vultures® realty LLC, which focuses on the multifamily housing market, with a specialty in condominiums. Condo Vultures® relies on public and private research to produce proprietary reports and white papers on the state of the South Florida condominium market. Condo Vultures® is the creator of the Official Condo Buyers Guide™ series that identifies and profiles every condominium – old and new – in South Florida’s seven largest coastal markets.

 

In 2010, Mr. Zalewski formed The Condo Ratings Agency™, which provides guidance on the financial stability of nearly 1,000 projects with more than 125,000 units located in the seven largest markets near the coast in the South Florida region. One year later, Mr. Zalewski launched an online database called Cranespotters.com, to track all new coastal condo projects in South Florida. The database tracks more than 500 new condo projects, both presently active and cancelled projects, east of Interstate 95 in Dade, Broward, and Palm Beach counties. This database has emerged as the primary source for most industry professionals to track South Florida’s pre-construction condo market. Mr. Zalewski’s pioneering work at Condo Vultures® LLC, The Condo Ratings Agency™ and Cranespotters.com has earned him significant industry praise, including the Miami Association of Realtors 2011 market advisor of the year award, and 2013 tech product of the year award.

 

Mr. Zalewski is widely known in media circles, having been interviewed by CNBC, CNN, Fox News, ABC, CBS, NBC, PBS, The New York Times, The Wall Street Journal, and nearly every local publication, including the Miami Herald, Sun Sentinel, Palm Beach Post, New Times, Globe Street, The Real Deal and many others. Mr. Zalewski graduated from the University of Missouri in 1992, with a degree in Journalism and has been a licensed Florida real estate professional since 1995.

Penny Andrews is the Director of Leasing and a Principal of BV REALTY. Ms. Andrews is a licensed real estate broker in both Georgia and Florida, and maintains an active practice in both locations. Ms. Andrews has an extensive history in both commercial and residential real estate, as a principal, financier, leasing agent, sales agent, and buyer’s agent, spanning nearly two decades.

 

After a decade of brokering many successful transactions, in 2007, Ms. Andrews realized that multiple cities in both Florida and Georgia were on the cusp of a significant decline in real estate value. Ms. Andrews approached investors from Israel, New Zealand, Australia, and Canada, and presented an opportunistic strategy to acquire both commercial and residential properties at below replacement cost. Over the next six years, Ms. Andrews successfully acquired more than 110 properties, renovated, leased, and disposed of the assets, achieving an average ROI greater than 200%.

 

In 2013, as market conditions changed, many of Ms. Andrews’ investors requested her to find alternative opportunities. Ms. Andrews pivoted her practice to identify unique development sites for condominium, single family residence, and apartment development for her clients. Ms. Andrews has been instrumental in selling both condominiums and homes to end users and leasing many of those same assets on behalf of investors.

 

Ms. Andrews serves on the board of directors for Frankie and Andy’s place and helps purchase and sell properties to fund the 501C3. She graduated in 1998 with a Bachelor of Arts degree in Political Science from the University of Missouri-St. Louis.

Cesar Burotto is a Principal of BV REALTY. For the past 30 years, Mr. Burotto has been the President of Burotto International, and the founder and owner of Burotto Desarrollo in Santiago, Chile. The combined firms boast over 60 employees and provide jobs to hundreds of vendors and sub-contractors.

 

Burotto International is an international real estate investment firm, with development projects that span Latin America, Mexico, and South Florida. The firm has played a myriad of roles, including project management, construction management, principal investor, and financial intermediary.

 

Burotto Desarrollo has two divisions, Burotto Development S.A., is the real estate development and construction management division of the organization. Burotto Development S.A. participates in all phases of the development value chain, from project conceptualization through completion. The development team at Burotto Desarrollo has completed dozens of ground up development projects, including office towers, hotels, and in excess of 1,000 condominium units. Commercial Burrotto, is responsible for all sales and marketing of projects developed by Burotto Development S.A. Additionally, the sales team is considered by many industry leaders, to be the market experts for commercial sales and leasing, and provides these services for numerous other developers and owners across Chile.

 

Mr. Burotto graduated in 1983 from the Catholica University in Santiago, Chile and is a registered civil engineer.

Robert Band is the Chief Financial Officer of BV REALTY. In 2011, Mr. Band founded CFO & Co., putting together a team of carefully-selected specialists in all disciplines of corporate financial management. An effective leader and consummate problem solver, he is skilled at working smoothly with different groups and bringing them together to achieve common goals. He’s known for building trust through honesty, open communication, fairness, professionalism and a stubborn commitment to excellence.

 

Mr. Band served as a CPA auditor and controller and for over 18 years, as Chief Financial Officer of public and private companies with up to $200M in revenues – including Kaufman Rossin & Co., CPA’s, Catalina Lighting (NYSE), Royce Laboratories (NASDAQ) and Midgard Group.

 

Since starting as a CPA in 1980, Mr. Band has repeatedly streamlined and strengthened accounting and finance functions, secured complex debt and equity financing, and managed treasury, IT, and human resources.

 

Mr. Band has amassed considerable experience in SEC reporting, investor relations, strategic planning, M&A due diligence and integrations, crisis and turnaround management, loan workouts, cost cutting and facilities consolidation, in such industries as import and wholesale distribution, generic pharmaceutical manufacturing, real estate development and property management, and business services.

 

Mr. Band graduated from the University Of Florida School Of Business Administration with a degree in accounting.

Arthur Cahoon is the Executive Vice President of BV REALTY.  Mr. Cahoon is the CEO of Rock Creek Capital, a private equity and real estate investment firm that he co-founded in 1992. Since its founding, Rock Creek and its affiliates have invested several billion dollars in real estate, energy projects and private equity. Over the last 25 years, Rock Creek and affiliates have provided an average annual return to investors in excess of 15%.

 

Prior to forming Rock Creek, Mr. Cahoon served as the Chief Financial Officer of several businesses in the Southeast and held a variety of management and executive positions with The Charter Company (a former Fortune 100 NYSE conglomerate with revenues in excess of Five Billion Dollars ($5,000,000,000)) dealing with financial management, mergers and acquisitions, operations and real estate.

 

In 1995 Mr. Cahoon co-founded Timbervest, LLC, a Timberland Investment Management Organization that managed over Five Hundred Million Dollars ($500,000,000) in timberland assets prior to its sale in 2004. From 1998 to 2002 Mr. Cahoon served as Chairman and CEO of Hiway Technologies, Inc., guiding it through a merger with Best Internet and the sale of the combined companies to Verio Inc. (VRIO) on the eve of Hiway’s IPO.  Thereafter, Mr. Cahoon served on the Board of VRIO until its sale to Nippon Telegraph and Telephone (NTT) Communications for Five Billion Five Hundred Million Dollars ($5,500,000,000).

 

Mr. Cahoon was a certified public accountant with Arthur Andersen & Co. from 1976 to 1980 and a graduate of Stetson University School of Business Administration with degrees in accounting and finance.

Richard Lee is a Senior Advisor to BV REALTY. Mr. Lee co-founded the Field Roast Grain Meat Company SPC in 1996, a pioneer in vegan food products. In January 2017, after a notable career in the financial services industry, Mr. Lee returned to Field Roast as a consultant to lead the company’s capital markets efforts, resulting in the sale of the company for $120 million to Toronto based Maple Leaf Foods, in January 2018.

 

Prior to 2017, Mr. Lee worked at Hart Advisors Group for five years as a Managing Director.  Mr. Lee advised clients on CMBS (Commercial Mortgage Back Securities) loan workouts, modifications and assumptions. In this capacity, in 2016, Mr. Lee advised Harrison Street Real Estate Capital on their $2 billion purchase of Campus Crest Communities (public). The transaction included over 70 loans and a variety of dispositions under a tight timeline with multiple servicers.

 

Prior to working at Hart, Mr. Lee had a 26-year career in finance at Morgan Stanley, Merrill Lynch and UBS Financial Services in New York and Miami. Working primarily as a Vice President of Investments, he managed individual accounts that totaled, at their peak, over $1 billion in client assets. In addition, Mr. Lee acted as a manager to over 75 brokers, and held FINRA Series 3, 5, 7, 8, 15, 63 and 65 supervisory licenses.

 

For the past 22 years, Mr. Lee has purchased, financed, and managed a personal portfolio of commercial real estate in Florida, Ohio and New York. Mr. Lee attended Mander Portman Woodard and Bethany School in the United Kingdom where he specialized in advanced economics and politics, graduating in 1980.
